William Rosato

William Rosato has over 25 years of experience as an architect developer in planning, designing, and building residential and mixed-use developments. In 2010 he founded Alpine Development, which has now merged with Schefler Development Group and formed Alpine Real Estate Group. At Alpine and with the well-known public and private real estate firms of Lennar, Tarragon Corporation, and Lincoln Property Company, Mr. Rosato has successfully completed developments exceeding $1 billion.

With Alpine Development, where Mr. Rosato is the Founder and Managing Partner, during 2010-2013 he developed 4 communities totaling 214 residential units in the north-west section of Hoboken, New Jersey, known as The Artisan Series (www.theartisannj.com). In the Bergen Lafayette section of Jersey City, New Jersey, he is developing 575 residential units. Construction began on the first building, BELA, consisting of 104 residential units, in 2018 (www.BeLaLiving.com).  The full development will take place over several phases, and completion is anticipated in 2025.

From 2015-2018 William Rosato held the position of Vice President of Development for LMC, A Lennar Company. LMC is a wholly owned subsidiary of Lennar Homes and is a leader in the development of luxury rental communities nationwide. At LMC Mr. Rosato was responsible for New Jersey land acquisitions and development. His project, The Lively, at 321 Warren Street in Jersey City, New Jersey, marked LMC’s first foray into Jersey City’s downtown market. The 18-story building has 180 apartments, 1,350 square feet of retail space, and a 14,200 square foot black box theater, the area’s first large-scale theater (www.thelivelyapartments.com). Completion is 2019.

Prior to forming Alpine Development and his tenure with Lennar, Mr. Rosato was President of Tarragon Development Corporation and Executive Vice President of Development and Construction for the parent company, Tarragon Corporation.  Headquartered in New York City, Tarragon was a national development company focused on innovative, high-density communities.  At Tarragon he managed multi-family and mixed-use development projects from 2003 to 2010 in the states of Connecticut, New Jersey, Tennessee, Florida, and Texas, where he helped build over 2,000 residential units comprising approximately 2.5 million square feet of residential and commercial area.

Before joining Tarragon, Mr. Rosato was Vice President and Senior Project Manager for Lincoln Property Company, the Dallas based private multi-family development company. There he managed developments in Jersey City and Montclair, New Jersey, totaling 642 residential units from the years 2000-2003.

From 1993-2000 Mr. Rosato held positions in the New York offices of Bovis Lend Lease and Skidmore Owings and Merrill, as a construction manager and architect.

William Rosato received his BA and Master of Architecture degrees from the University of Pennsylvania.  He is a licensed architect in the states of New York and New Jersey, and he’s a member of the American Institute of Architects.

Todd Schefler
Managing Partner

Todd Schefler has over 30 years of experience in real estate development, acquisitions, and finance working at well-known institutional real estate firms, both public and private. He remains a partner at Catellus/TPG (www.Catellus.com) and was formerly an EVP and the Northeast Regional Director at Catellus/TPG where he spent the majority of the last 10 years. 

Catellus, based in California, is a leader in Master Developer communities, including the award-winning redevelopment of the 700-acre Austin, Texas Mueller Airport which includes: 140 acres of parks including a lake park and an open-air amphitheater, a Performing Arts center, a Children’s Museum, over 6,000 residential units, over 1 million sf of retail, over 3 million sf of office, and the Dell Children’s hospital. The Mueller redevelopment has spectacular building and landscape architecture that contains activated public open space amenities, creates good jobs, creates exciting dining and entertainment options, and creates a range of new housing options to attract existing and new residents.  Catellus, led by a team co-headed by Todd Schefler in 2015, was selected as the Master Developer for the redevelopment of the 760 acre Willow Grove Naval Air Station Joint Reserve Base in Horsham Pennsylvania which is envisioned to have a similar redevelopment to Mueller in Austin, Texas. Catellus, recently completed Teterboro Landing in New Jersey which includes 390,000 sf of retail including a Costco and a restaurant row that included: Panera Bread, Texas Roadhouse, BJs Restaurant and Brewhouse, Chipotle, Chic-fil-A, Sarku Japan, Hallal Guys, Blaze Pizza and Habit Burger. The Teterboro Landing development also built a new 156,000 sf Warehouse (with 15,000 sf of office space) for the paper company Lindenmeyr Munroe. This development was overseen by Todd Schefler. TPG (www.tpg.com) is a $70 billion private equity firm that took Catellus private in 2011. Catellus was a public company for over 20 years before being merged with Prologis in 2005.

Prior to Catellus, Todd Schefler rose from Vice President to President of the Development Company, and EVP and Chief Development Officer at Tarragon Corporation. Tarragon was a public company on NASDAQ that built a significant apartment portfolio in the U.S. including over 1,200 multifamily units in New Jersey valued in excess of $500 million. The developments in New Jersey included One Hudson Park in Edgewater, NJ (168 units) and Trio in Palisades Park, NJ (197 units). In addition, there were six developments in Hoboken, NJ: 1200 Grand St. (159 units), 1300 Grand St. (118 units), 1100 Adams St. (76 units), 1000 Jefferson (217 units), 800 Madison (220 units), and 1118 Adams St.. Tarragon also developed the first Container Store in New Jersey on Route 17 in Paramus, as well as a Starbucks, AT&T and TD Bank.

Todd Schefler has an BA from the University of Pennsylvania in Natural Science with a concentration in Astrophyics (1978) and an MBA from the Wharton School of the University of Pennsylvania (2013). Todd Schefler was in the health care field in from 1978-1986 which included a graduate degree, a residency at Montefiore Hospital, and postbaccalaureate science studies at Columbia University. Besides enjoying constructing buildings, Todd enjoys pursuing film and comedy interests: Todd has written two screenplays and has performed amateur stand-up comedy. He is married with two daughters.
